WHEREAS, Robert Averette executed a Deed of Trust to CitiFinancial Services, Inc., Lender and M. Richardson, Trustee(s), which was dated July 17, 2006 and recorded on July 18, 2006, Book 165, Page 128, Warren County, Tennessee Register of Deeds.
WHEREAS, default having been made in the payment of the debt(s) and obligation(s) thereby secured by the said Deed of Trust and the current holder of said Deed of Trust, CitiFinancial Servicing LLC, (the "Holder"), appointed the undersigned, Brock & Scott, PLLC, as Substitute Trustee, by an instrument duly recorded in the Office of the Register of Deeds of Warren County, Tennessee, with all the rights, powers and privileges of the original Trustee named in said Deed of Trust; and
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable as provided in said Deed of Trust by the Holder, and that as agent for the undersigned, Brock & Scott, PLLC, Substitute Trustee, by virtue of the power and authority vested in it, will on June 10, 2014, at 12:00PM at the usual and customary location at the Warren County Courthouse, McMinnville, Tennessee, proceed to sell at public outcry to the highest and best bidder for cash, the following described property situated in Warren County, Tennessee, to wit:
Beginning on an iron pin in the East margin of Crisp Springs Road, being the Northwest corner of Turner Farm Subdivision; thence with said road N. 14 deg. 01 min. 34 sec. E 51.75 feet; N. 11 deg. 45 min. 15 sec. E 58.80 feet; thence N. 10 deg. 26 min. 56 sec. E. 83.17 feet; thence N. 08 deg. 59 min. 30 sec. E 70.28 feet; thence N. 07 deg. 41 min. 53 sec. E 81.85 feet to an iron pin, being Billings Southwest corner, thence with Billings S 87 deg. 54 min. 00 sec. E 466.93 feet to an iron pin; thence S. 10 deg. 44 min. 55 sec. W 370.85 feet to a corner in the North line of Turner Farm Subdivision; thence with Turner Farm Subdivision N. 84 deg. 51 min. 08 sec. W 460.87 feet to the beginning containing 3.76 acres, more or less, as surveyed by Tom B. Thaxton, RLS No. 105 on August 17, 1998.
Being the same property conveyed by fee simple Quit Claim Deed from Robert Averette and Miketta Averette husband and wife to Robert Averette, dated 12/11/2002 recorded on 01/23/2003 in Book 47, Page 885 in Warren County Records, State of TN.

All right and equity of redemption, statutory or otherwise, homestead, and dower are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee.
