  WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated November 15, 2007, and the Deed of Trust of even date securing the same, recorded November 16, 2007, at Book 203, Page 796 in Office of the Register of Deeds for Warren County, Tennessee, executed by John Todd Veach and Lesley Ann Veach, conveying certain property therein described to Sharon L. Hale as Trustee for CitiFinancial Services, Inc.; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee.


  NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee will, on July 11, 2014 on or about 3:00 P.M., at the Warren County Courthouse, McMinnville, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Warren County, Tennessee, and being more particularly described as follows:


A certain tract of land lying and being in the First Civil District of Warren County, Tennessee and described as follows, to wit:  Beginning on a stake in the East edge of White Oak Drive, which stake is 180 feet North of Fanns North Boundary; thence running South 87 degrees East 125 feet to a stake in WomackÕs West boundary; thence with WomackÕs West boundary North 2 degrees East 85 feet to a stake, Osmond Kings South boundary; thence with Osmond Kings South boundary North 87 degrees West 125 feet to a stake in the East edge of White Oak Drive; thence with the East edge of said White Oak Drive South 2 degrees West 85 feet to the place of beginning.  Being Lot Number 22 of the White Oak Terrace Subdivision, a plat which is of record in Plat Book 7, Page 22 of the RegisterÕs Office for Warren County, Tennessee, to which plat reference is hereby made for a more complete description.  Excluding, however, a rectangle on the North side of said Lot Number 22, 5 feet by 125 which has been conveyed to Osmond King.


  ALSO KNOWN AS:  205 White Oak Drive, McMinnville, Tennessee 37110


  This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. In addition, the following parties may claim an interest in the above-referenced property:  John Todd Veach; Lesley Ann Veach


  The sale held pursuant to this Notice may be rescinded at the Successor TrusteeÕs option at any time.  The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.  W&A No. 883-242258
